We can’t tell you, and neither can anyone else with a straight face. There is no published forecast for El Sobrante. The two big forecasts that cover it indirectly, one for California and one for the whole country, both expect modest gains, and the California one is running well behind so far this year.

So here’s a better way to think about it: what the forecasters said, how that turned out, and what’s actually selling in El Sobrante right now.

Who has published a forecast that covers El Sobrante?

Only broad ones. Two worth knowing:

C.A.R., California’s real estate trade association. Its forecast for 2026, released September 17, 2025, called for the statewide median to climb 3.6%, to $905,000, with sales of existing single-family homes up 2%, to 274,400 (C.A.R., 2026 California Housing Market Forecast, checked September 25, 2026).

Fannie Mae. Its Economic and Strategic Research Group’s September 2026 outlook, dated September 11, 2026, has U.S. prices on its own index rising 2.3% over 2026 and 1.0% over 2027, fourth quarter against fourth quarter. It sees 30-year fixed mortgage rates averaging 6.5% this year and 6.7% next year (Fannie Mae, Housing Forecast: September 2026, checked September 25, 2026).

C.A.R.’s 2027 outlook isn’t out. Its list of 2026 news releases showed no such forecast when we checked on September 25, 2026.

How close did the 2026 forecast come?

Not very, at least through summer. C.A.R. called for 3.6% statewide growth. Its August 2026 sales report showed the California single-family median at $901,420, basically flat, up 0.1% over twelve months (C.A.R., August 2026 home sales and price report, released September 16, 2026).

That’s normal. Forecasts get built on assumptions about rates, jobs and inventory, and any of those can turn. Use them for context, never as a plan.

What is El Sobrante actually doing?

Better than the state, on paper. El Sobrante’s median sale price hit $714,527 in August 2026, 8.7% higher than twelve months before. That month 41 homes sold, the typical one in 19 days, and sellers got 101.9% of their asking price on average (Redfin, El Sobrante housing market page, August 2026, checked September 24, 2026).

Don’t bank that 8.7%, though. A median built on 41 sales swings with whatever mix closed that month. If a few bigger hillside homes happened to sell in August, the number jumps without an ordinary house gaining anything close to that.

Is El Sobrante keeping pace with Contra Costa and the Bay Area?

It moved faster over the past year. For August 2026, C.A.R. had Contra Costa’s single-family median at $875,000, 2.9% above August 2025’s $850,000, while the San Francisco Bay Area slipped 0.2%, to $1,272,000 (C.A.R., August 2026 report, released September 16, 2026). Keep in mind C.A.R. counts single-family homes only and Redfin counts all types, so line up the direction, not the decimals.

What signals should I watch instead of a forecast?

Four that are free and local:

  1. Rates. Every forecast leans on them. Freddie Mac posts a weekly average.
  2. Redfin’s monthly El Sobrante count, days on market and price cuts. In August 2026, 20.3% of listings cut their price. If that share climbs, the market is cooling for sellers, whatever the headline median says.
  3. The El Sobrante Municipal Advisory Council agenda. It meets the second Wednesday of the month at the library on Appian Way and posts land use items ahead of time (Contra Costa County, ESMAC page, checked September 25, 2026).
  4. Road and slope work. Contra Costa Public Works plans to fix a slide on San Pablo Dam Road near La Honda Road, with construction estimated for spring or summer 2027 (project page, checked September 25, 2026).

Should I wait for prices to change before I move?

Only if waiting works for your life anyway. Holding out for a better number means betting on a forecast, and you just saw how that went for 2026. If you’re buying, work out a payment you’re comfortable with at today’s rates and talk to a lender. If you’re selling, look at what homes like yours closed for this summer. Those are real numbers.

Questions people also ask

Are El Sobrante home prices expected to drop?

No forecaster we track calls for a drop, but none of them forecasts El Sobrante. C.A.R.’s 2026 outlook expected California’s median up 3.6%, and Fannie Mae’s September 11, 2026 outlook expects national prices up 2.3% this year and 1.0% in 2027. Both are broad estimates that can miss, so watch local sales instead.

How much did El Sobrante home prices rise in the past year?

Redfin shows El Sobrante’s median sale price at $714,527 in August 2026, up 8.7% from August 2025, checked September 24, 2026. That median mixes every type and size of home across 41 sales, so a shift in what sold can explain part of the rise. Comparable sales near a specific home are a sharper guide.

What does Fannie Mae predict for mortgage rates?

Fannie Mae’s Housing Forecast dated September 11, 2026 expects the 30-year fixed rate to average 6.5% across 2026 and 6.7% across 2027. It’s a national estimate that can change with the next release. A lender can tell you what rate you would actually qualify for today.

Is there a 2027 California housing forecast yet?

Not from C.A.R. as of September 25, 2026. Its list of 2026 releases had no 2027 forecast. C.A.R. released its 2026 forecast on September 17, 2025, so an autumn release would match past timing, but nothing is announced. Check car.org and treat whatever comes out as one estimate.
