Nobody knows, and be careful with anyone who says they do. The latest Walnut Creek median sale price was $868,425 in August 2026, down 2.2% from a year earlier (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026), while the main statewide forecast for 2026 called for a 3.6% gain.

We won’t add our own guess. Below is what the forecasters said, how it is playing out, and what you can watch yourself.

What have Walnut Creek prices actually done lately?

Down a little on the headline number. Redfin shows the Walnut Creek median at $868,425 in August 2026, 2.2% lower than a year earlier, with 317 homes sold and a median of 28 days on market (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026).

Two cautions before you read that as a trend. First, the median mixes every home type, and Walnut Creek sells a lot of condos and co-ops, including in Rossmoor, which lists 6,613 co-op and condominium homes (Rossmoor homepage, checked September 24, 2026). A month heavy on those sales can pull the median down by itself. Second, one month is one month. Our market update covers the full August picture.

What do the forecasts say?

The best-known one is statewide, not local. On September 17, 2025, C.A.R. (the state’s real estate trade association) forecast the California median home price rising 3.6% to $905,000 in 2026, with existing single-family sales up 2% to 274,400 and the average 30-year fixed mortgage rate easing to 6.0% (C.A.R., 2026 California Housing Market Forecast, September 17, 2025, checked September 24, 2026).

As of September 24, 2026, C.A.R. has not published a 2027 forecast. We did not find a named, dated forecast for Walnut Creek alone, so we are not going to invent one.

Is that forecast coming true?

Not so far. C.A.R.’s own August 2026 report puts the statewide single-family median at $901,420, up just 0.1% from August 2025, not the 3.6% gain it forecast for the year (C.A.R., August 2026 home sales and price report, September 16, 2026).

The rate assumption is off too. C.A.R. expected about 6.0% for 2026. In August, 30-year fixed rates averaged 6.67%, and by the second week of September they had passed 7.0%, per the same report. Forecasts are often wrong, and this one shows why: one input moved, and the whole picture changed.

What could push Walnut Creek prices down?

These are the signals to watch. You can check each one yourself.

  • Mortgage rates. A higher rate means a bigger payment on the same price, so buyers can stretch less. Rates passed 7.0% in September 2026 (C.A.R., September 16, 2026).
  • Price cuts. 32.1% of Walnut Creek listings had a price drop in August 2026 (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026).
  • The season. C.A.R. notes that home prices typically ease in fall and winter (C.A.R., August 2026 report). That is a pattern, not a promise.

What is holding Walnut Creek prices up?

Steady sales and buyers still paying close to asking. In August 2026, Walnut Creek homes sold at 99.7% of list price, 36.3% sold above list, and 317 homes changed hands (Redfin, Walnut Creek housing market page, August 2026, checked September 24, 2026).

Commute access is one local factor people ask about. Walnut Creek’s one BART station, at 200 Ygnacio Valley Road, runs trains to Embarcadero in 36 minutes on weekday mornings (BART schedule data, sample date October 6, 2026, queried September 24, 2026). Whether that keeps prices firm is a question no data can answer ahead of time.

Should I wait to buy or sell until prices move?

That’s your call, and nobody can time it for you. Waiting to buy saves money if prices fall and costs you if prices or rates rise. Waiting to sell works the same way in reverse.

Better questions to ask yourself. Buying: can you carry this payment today and be fine if the value stays flat for years? A lender can run that math. Selling: what would your home sell for this month, based on real sales of homes like it? We can pull that.

Questions people also ask

Are Walnut Creek home prices going down?

The citywide median was $868,425 in August 2026, down 2.2% from a year earlier, per Redfin, checked September 24, 2026. Walnut Creek sells many condos and co-ops, though, and a month heavy on those sales lowers the median on its own. Compare recent sales of your home type before concluding values fell.

What does C.A.R. forecast for 2026?

C.A.R.’s forecast, released September 17, 2025, called for the California median home price to rise 3.6% to $905,000 in 2026, with a 6.0% average 30-year mortgage rate. Its August 2026 report showed the statewide median at $901,420, up only 0.1% from a year earlier, with rates above 7.0% by mid September.

Is there a home price forecast just for Walnut Creek?

We did not find a named, dated forecast from a recognized source for Walnut Creek alone as of September 24, 2026. C.A.R.’s forecast covers all of California. Rather than guess, watch the actual Walnut Creek numbers each month: the median, the share of homes with price cuts, and days on market.

Do mortgage rates affect Walnut Creek home prices?

Usually, yes. A higher rate means a bigger monthly payment on the same price, so buyers can spend less. C.A.R. reported 30-year fixed rates averaging 6.67% in August 2026 and passing 7.0% in the second week of September. Your actual rate comes from a lender, so get a quote before you set a budget.
