For a lot of buyers, yes, if the commute and the price work for you. Richmond has BART, a ferry to San Francisco, Amtrak’s Capitol Corridor, two freeways and bay shoreline parks. It also has the Chevron refinery inside city limits, and prices have dipped over the past year.

Here’s what we can show you with a source behind it. Look at it, then decide street by street.

What are Richmond’s biggest pluses?

Transit choices, the shoreline and the range of homes. You get a train, a ferry, BART and a bridge to Marin from one city.

  • Four ways to commute without a car. BART, the SF Bay Ferry, the Capitol Corridor train, and bus lines that meet at the Richmond station. Details are in the commute section below.
  • The shoreline. Miller/Knox Regional Shoreline in Point Richmond is a 307-acre park with a swim beach at Keller Beach, a fishing pier and a hilltop with views of the North Bay. You reach it on Dornan Drive, through the tunnel from Garrard Boulevard (East Bay Regional Park District, Miller/Knox page, checked September 24, 2026).
  • A national park in town. Rosie the Riveter WWII Home Front National Historical Park has its visitor center at 1414 Harbour Way South, Suite 3000. Entry is free, and it’s open daily from 10:00 a.m. to 5:00 p.m. (National Park Service, checked September 24, 2026).
  • A lot of different places in one city. The city lists 28 neighborhood councils, from Atchison Village to Richmond Annex to Parchester Village (City of Richmond, Neighborhood Councils page, checked September 24, 2026). That tells you how different one part of town can be from the next.

What are the biggest drawbacks?

The refinery, falling prices, and costs that change a lot by address. None of these rule Richmond out. You just want to see them before you write an offer, not after.

  • The Chevron refinery. Chevron says its Richmond refinery was established in 1902 and calls it the largest energy facility in the Bay Area (Chevron Richmond, checked September 24, 2026). More on how to check a specific street below.
  • Prices slid over the past year. The median is down 5.4% from a year earlier (Redfin, August 2026). That can help a buyer. It stings if you need to sell soon.
  • Bridge tolls if you drive west. Heading to Marin on I-580 or into San Francisco on the Bay Bridge means paying a toll.
  • Big differences block to block. Home age, lot size, flood and fire zones, and distance to BART or the ferry swing a lot across 28 neighborhood council areas. Look at each street on its own.

How much does a home in Richmond cost right now?

The median sale price was $614,593 in August 2026, down 5.4% from a year earlier, per Redfin. Homes still moved fast: a median of 19 days on market, versus 31 a year before, with 175 sales in August compared to 197 in August 2025 (Redfin, Richmond housing market page, checked September 24, 2026).

The same page shows a sale-to-list ratio of 104.2%, and 63.8% of homes sold above list. So prices are lower than last year, but the good ones still get competition. Don’t read the city median as the price of the house you want. Pull recent sales of homes like it, a few blocks away.

What is the commute from Richmond like?

You have five real options. Here they are with official fares and times, all checked September 24, 2026.

  • Ferry. SF Bay Ferry runs daily from the Richmond Ferry Terminal to the Downtown San Francisco Ferry Terminal. The ride is about 35 minutes. On weekdays the first boat to San Francisco leaves at 6:30 a.m. and the last at 8:40 p.m. (schedule effective March 9, 2026). The adult one-way fare is $5.20, with a $2.60 discount fare, effective July 1, 2026 (SF Bay Ferry, Richmond route page).
  • BART. Richmond station is at 1700 Nevin Avenue, the end of the line for trains toward Berryessa/North San Jose and toward Millbrae/SFO. A Clipper fare to Embarcadero in San Francisco is $6.15. BART’s trip planner shows 36 minutes for a sample weekday train leaving Richmond at 7:31 a.m. Daily parking is $3.40 (BART, Richmond station page and fare lookup).
  • Capitol Corridor train. Amtrak’s Capitol Corridor stops at the same station, 1700 Nevin Ave. It has an indoor waiting area and two ticket kiosks, and connects with BART, AC Transit and WestCAT. Parking is in the Richmond BART garage at MacDonald Avenue and 16th Street (Capitol Corridor, Richmond station page). Capitol Corridor sells one-way, 10-ride and monthly tickets, and the price depends on your two stations, so check the fare for your exact trip at capitolcorridor.org.
  • I-80. The main road south to Berkeley, Oakland and the Bay Bridge. Driving into San Francisco means paying the Bay Bridge toll. Check the current rate at bayareafastrak.org.
  • I-580 and the Richmond-San Rafael Bridge. Toward Marin, you pay the toll westbound. It is $8.50 for a two-axle car as of January 1, 2026, and carpools of three or more pay half, $4.25, weekdays 5:00 to 10:00 a.m. and 3:00 to 7:00 p.m. (Bay Area Toll Authority, Metropolitan Transportation Commission toll increase announcement, checked September 24, 2026). Try your real commute before you buy. Ride it once at rush hour from the actual street, not from the station.

Should the Chevron refinery worry me?

Check the address, not the rumor. The refinery is still running, and Contra Costa County’s Community Warning System sends alerts for things like flaring that lasts more than 20 minutes or a noticeable odor (Contra Costa County Fire Protection District, Community Warning System page, checked September 24, 2026). What about schools?

Richmond’s public schools are in the West Contra Costa Unified School District. Which school a home feeds into depends on the exact address, and boundaries can change. Look up the address with the district at wccusd.net and call to verify before you write an offer.

Where do I look up crime data?

Go straight to the source. The Richmond Police Department posts crime data, monthly crime analysis reports and a daily incident log on the city’s website (City of Richmond, Crime Data page, ci.richmond.ca.us/4689, checked September 24, 2026). Look at the blocks around the home you want, over a full year.

What if I’m buying a Richmond rental?

Check whether rent control applies before you run the numbers. The Richmond Rent Program says the 2026 Annual General Adjustment is 1.5%, approved June 17, 2026, for increases taking effect September 1, 2026 through August 31, 2027 (City of Richmond, Rent Increase page, checked September 24, 2026). Which units are covered depends on the property, so ask the Rent Program and a real estate attorney.
