For a lot of buyers, yes, if the price and the fire map work for you. Lafayette has its own BART station about 31 minutes from downtown San Francisco, a reservoir and paved trails, and schools that score far above the state average, but the median home sold for $2,038,651 in August 2026 and most of the city’s hill land is mapped as fire hazard zone.

What are the biggest pros of living in Lafayette?

A train to the city, open space close to most streets, and strong state test numbers. You can check each one below.

  • BART in town. Lafayette station sits at 3601 Deer Hill Road, right on Highway 24. Weekday morning trains reach Embarcadero in 31 minutes with no transfer (BART schedule for Tuesday, October 6, 2026, checked September 25, 2026).
  • The reservoir. East Bay MUD’s Lafayette Reservoir is a year-round day-use park one mile from the BART station, with a paved 2.7-mile Lakeside Nature Trail, the unpaved 4.7-mile Rim Trail, and row and pedal boats from $15 an hour (EBMUD, Lafayette Reservoir page, checked September 25, 2026).
  • A long paved trail. The Lafayette-Moraga Regional Trail runs 7.65 miles along St. Mary’s Road toward Moraga (East Bay Regional Park District, checked September 25, 2026). It turns 50 this year, with a celebration at the Lafayette Community Center on October 10, 2026 (City of Lafayette, Weekly Roundup, September 18, 2026).
  • A walkable downtown on Mt. Diablo Blvd. Shops, restaurants and the library are there, and the Art & Wine Festival takes over Mt. Diablo Blvd. and Lafayette Circle each September (City of Lafayette, Weekly Roundup, September 18, 2026).
  • School scores. On the 2025 California School Dashboard, Lafayette School District scored 68.0 points above standard in English and 67.3 above in math, while the state was 8.1 and 42.4 points below. Verify the school for any address with the district.

What are the biggest cons?

Cost, fire maps and a tight, hilly town. All of them are real. None has to be a deal breaker.

  • Price. A $2,038,651 median in August 2026, up 1.9% from a year earlier, and $833 per square foot (Redfin, Lafayette housing market page, August 2026, checked September 24, 2026).
  • Fire hazard zones. Under the map in effect July 10, 2025, 7,018 acres of Lafayette are in a fire hazard severity zone: 41 very high, 5,309 high and 1,668 moderate (City of Lafayette, Fire Hazard Severity Zone Map page, checked September 25, 2026). That can mean defensible space rules, an inspection when you sell, and more work to get insurance.
  • Parcel taxes on top of the base tax. Lafayette School District’s Measure H, $585 per parcel, passed June 2, 2026, and Acalanes Union High’s Measure W, $168 per parcel, is on the November 3, 2026 ballot (district parcel tax pages, checked September 25, 2026).
  • Few homes for sale. Only 81 Lafayette homes sold in August 2026 (Redfin, same page). Expect a short list to choose from.
  • Construction downtown. A 7-story building with 85 for-sale homes and ground-floor commercial space is under construction at 1001 Oak Hill Road (City of Lafayette, Planning Commission minutes, June 1, 2026, and Major Development Projects page, checked September 25, 2026). More change is coming near Mt. Diablo Blvd. and Deer Hill Road.

How much does a house in Lafayette cost right now?

The median Lafayette home sold for $2,038,651 in August 2026, up 1.9% year over year. Homes sold in a median of 15 days, at 102.1% of list price, and 43.1% sold over asking (Redfin, Lafayette housing market page, August 2026, checked September 24, 2026).

How long is the BART commute from Lafayette to San Francisco?

About half an hour, train to train. On a sample weekday, Tuesday, October 6, 2026, the 7:40, 7:49 and 8:00 am trains from Lafayette reach Embarcadero in 31 minutes with no transfer. A one-way Clipper fare is $6.50 (BART schedule and fare data, checked September 25, 2026). To 12th Street Oakland City Center it’s 19 minutes and $4.00 on Clipper.

Driving to San Francisco means Highway 24, the Caldecott Tunnel and the Bay Bridge. We don’t publish a drive time, because traffic swings too much. Run it in your map app at the hour you’d actually leave, on a weekday, before you buy.

Is there parking at Lafayette BART?

Yes, and BART says there’s room. Its Lafayette station page lists the estimated parking fill time as “capacity available at all times” (BART, Lafayette station page, checked September 25, 2026). Current prices on that page:

The city is surveying people on how they get to and from the station, a BART bike station and pathway project is under way, and a new Multi-Modal Mobility Advisory Committee held its first meeting September 21, 2026 (City of Lafayette, Weekly Roundup, September 18, 2026). Parking and access could change, so check the station page again before you count on it.

Which Lafayette neighborhood should I look in?

Start with three questions for every street: which school does the district assign, what does the fire map show, and how far is BART. Here is how the areas people ask about compare on those points. School names below are the nearest schools, not assignments.

  • Downtown and the Mt. Diablo Blvd. corridor. The flattest part of town, and the closest to BART, shops and the library. The State Fire Marshal’s February 24, 2025 Lafayette map shows the downtown and Highway 24 corridor as unzoned (our read of the map). It is also where new building is happening, including the 85-unit for-sale building at 1001 Oak Hill Road.
  • Happy Valley. North of Highway 24 on the west side, around Happy Valley Road, home to Happy Valley Elementary at 3855 Happy Valley Road. Hillside streets. On the same map, most of the hill land north of the freeway is shaded high, and the city’s small very high area is at the west edge north of Highway 24 (our read).
  • Springhill and the north side. Off Springhill Road, north of Highway 24 on the east side, near Springhill Elementary at 3301 Springhill Road. Hillside streets, mostly shaded high on the map (our read).
  • Burton Valley. South of downtown, around Burton Valley Elementary at 561 Merriewood Drive. Most streets here are a drive to BART, not a walk. Check the fire zone parcel by parcel.
  • Near the reservoir and Moraga Road. South of Highway 24 between the reservoir and Moraga Road, near Lafayette Elementary at 950 Moraga Road and Stanley Middle at 3455 School Street. The hills around the reservoir are shaded high on the map (our read).

Two houses on one road can land in different fire zones and different school boundaries. Check the exact parcel with Contra Costa Fire’s map page and with both school districts before you write an offer.

What should I know about Lafayette schools?

Most homes in the city are in Lafayette School District for kindergarten through 8th grade and Acalanes Union High School District for high school, which assigns Lafayette students to Acalanes High or Campolindo High in Moraga by street address. The Lafayette School District says its boundary map is for general reference only and asks you to confirm a parcel’s school with the District Office at (925) 927-3500 (lafsd.org, checked September 25, 2026). Can I get homeowners insurance in Lafayette?

Usually the answer depends on the house, and only a licensed insurance agent or broker can give it. Get a quote on the exact address early, while your contingencies are open.
